Rental turnover cleanouts

South County's rental market turns over in a narrow window between late April and early June. Book that window early and it is a routine day; book it late and everyone is short of trailers.

If a tenant's belongings are still in the unit, confirm the abandonment requirements have been met before we remove anything. We will ask, and we will wait until that is settled — it protects both of us.

Buyers read a full garage as a house with no storage. Clearing the garage, basement and outbuildings before the photographer arrives is the cheapest staging there is.

You do not need to be there and neither does the seller. Give us the code and the scope and we will report back when it is done.

Timelines priced honestly

Same-week scheduling is $100 and a weekend is $75, quoted up front. If we cannot hit your date we say so instead of hoping.

Before you book the week

Peak turnover runs late April to early June. Anything inside that window is worth booking a few weeks out.

Do you clean, or just clear?

We clear and leave the space broom clean. We are not a housekeeping service — most owners have us out first and their cleaner in behind us, which is the right order.

Can you work between two bookings?

Yes, and small turnovers stack well in a single day. Tell us the checkout and check-in times and we will fit into the gap or tell you it is too tight.

Do you handle exterior debris?

Yes — deck furniture, broken grills, yard piles, dead planters and the pile behind the shed. Include them in the photos so they are inside the quote.

Can you invoice a management company?

Yes. Every job produces an itemized invoice with photos attached, which is generally what an owner or management company needs for the file. Established clients can pay by check.
